BUYER BEWARE WHEN PURCHASING PROPERTY THRU SHERIFF SALES
Properties are bought in a 'As Is' condition and cannot be viewed prior to sale. The Sheriff's Office and appraisers are not responsible for the condition of the property that was appraised, and the appraisal may, or may not, have been an inside appraisal.
It is advised that you have your attorney do a title search before bidding on properties at a sale. If a lien were to be missed, you could be held liable.
Check on delinquent water bills. If there is one on the property then the new owner usually end up paying for it, before they get service.
Also, check on special assessments at the Auditors Office here at the Courthouse. Also, check with the City of Lima to see if there are any charges that will be showing up on your tax bill. Real Estate taxes are pro-rated as of the date of confirmation of sale.
Have your financing in order prior to bidding on properties at the Sheriff's Sale.
Proper identification is needed at the time of the sale. Also, 5% of the appraised price is due at the time the officer accepts your bid. You will not have time to go to the bank after the sale. Come prepared! Cash, money order or certified checks only. No personal or company checks or debit/credit cards will be accepted.
